Residential Landscaping
The Association contracts with landscape maintenance firm Yellowstone to maintain the common areas and mow and blow front and back lawns each week during the growing season, and perform occasional shrub trimming, landscape clean-up and turf fertilization. Each individual owner is responsible for planting and maintaining sod and shrubbery within the “Limited Common Element (LCE)” assigned to their unit. Please refer to the plat for LCEs. In general, your LCE extends from the street to your back fence or wall, and from the pop-out on your garage at a 90-degree angle to the street.
All areas of the LCE must have grass, mulch, rocks or other ground cover to maintain a good appearance and prevent erosion. LCE landscape maintenance policy can be found here. Owners will be cited for non compliance. The Association has the right (but not the responsibility) to enter the property at any time to remedy Owner’s violations, and Owners will bear the cost of such actions.
All changes to the property’s landscape, other than planting/replacing annuals or small plants, must be submitted to the Board for review and approval before work begins. Any rocks used in landscaping must be a least an average of 4” in diameter.
