Davenport Rim Neighborhood Improvements – July 2019 (DETAILS)
Projects Completed* 1. Front (Waymaker Way) and back (Canonero) entrance landscaping upgrades - These are complete, and our Davenport Rim neighborhood is now more attractive for visitors, potential buyers, and current unit owners. The challenge will be to replace plants that die or need upgrading in color over the seasons. Also, the drip systems in these areas have been checked for proper function, have been enhanced with new Maxijet drip system sprays, and are now operating at peak levels. The two light fixtures providing night-lighting for the address monuments have been upgraded to LED lights. 2. Street resealing and restriping – This is done every three years and our neighborhood even looks fresher and better with new black sealing of the street surface, and the nice new red striped fire zones. Along with this project we have re-painted (red) fire hydrants, and installed new reflector road buttons for easy identification of the fire hydrants by the fire department. 3. Water shut-off identification project – Since many units had concerns about how to turn off their household water in case of an emergency, the Board hired a contractor to identify the main shut-off valves for each unit, identified by large brown iron “man-hole covers” in the front of each unit. These have been cleaned out and checked for proper operation and have been marked with white flags (a diagram to mark each of these is being prepared, so please do not remove the flags). Secondary convenience shut-off valve boxes for most units have smaller green tops and finding them is the responsibility of the unit owners. 4. Edging project – Limestone brick and decorative rock edging has been added to the front lawns of about half of the units in the neighborhood to reduce erosion and reduce smaller rocks from being washed into the street during heavy rainstorms. 5. Reliable irrigation throughout the Rim – It took a while, but with the new Rainbird controller for irrigation, our irrigation runs are now more regular and have even been run intermittently more often to make sure that new grass and common area landscaping is maintained during the hot summer months. 6. Common area improvement between Units 34 & 35 – This pathway from the street to the inner common area has been re-landscaped to include more plants and mulch, to reduce erosion and cover exposed tree roots. Ongoing Projects* 1. Parking Pad #1 landscaping (almost complete) – This parking pad is located across from Units 26-27 and contains our neighborhood Disabled Parking space. The landscaping is also adjacent to Unit 56, and is almost complete, needing only some large decorative stones and plants. 2. Common Area Improvements - The Board has developed a priority list for Common Area Improvements to be completed as landscapers are available and as the budget allows. In addition to completion of upgrading the landscaping of the two entrances, the common area path between Units 34 & 35, and Parking Pad #1 (all described above) these include: • Upgraded landscaping around Parking Pad #2 (adjacent to Unit 28) • Upgraded landscaping of Parking Pad #3 (across from Units 20-21) • Upgraded rocks and stepping stones in common area adjacent to Parking Pad #3, and next to Unit 55 • Upgraded plants and common area path behind Parking Pad #4 (across from Units 8-9) • Upgraded landscaping around the mail hut, including the areas adjacent to Parking Pads #5 and #6 (both sides of mail hut and across from the mail hut) – to match existing stones and plants • Grading and cleanup of drainage area behind and underneath the mail hut 3. Timeline for Common Area Improvements – Improvements described above will be completed in roughly the listed order, with the mail hut area being last, due to its higher cost. Ideally landscaping around the Parking Pads # 2-4 can be completed in 2019, with the mail hut areas being completed as the budget allows. ________________________________________________________________ * Board projections are that all work will be completed without any increased cost to individual units.
Rather than increasing dues, the Board prefers to wait on any common area improvements that do not fit into the 2019-2020 budget.
